A perfect man cave is one of the reasons Derek Fleming is loathe to leave the house he built 13 years ago.
But the doting dad is now building another house in the town of Montrose – so his daughter India (14) can be closer to her friends.
Derek (54), an engineer who was brought up in Hillside, spotted the Wellhill land for sale with T Duncan & Co and instantly fell in love with its position and its countryside views towards the town.
So he set about building his own home there, with a luxury man cave in the grounds of Kirkhill House for good measure!
Derek said: “It’s a lovely spot, with nothing overlooking you but still close enough to Montrose so you don’t feel isolated.
“My favourite part of the house is my man cave – a summer house in the garden with a bar and juke box.
“The family room and kitchen in the house is also fantastic and is a perfect entertaining space.”
The house Derek built is perfect for family living.
Set within one acre of well stocked mature garden grounds, it is flooded in natural light and has generous accommodation over two floors.
The spacious lounge enjoys beautiful countryside views. Double glass-panelled doors from the lounge lead into the dining room.
A glass-panelled door then leads into the open plan kitchen/family area which is fitted with base and wall units with an integrated electric double oven, electric hob with hood and integrated fridge and dishwasher. The family area has a side facing window and doors out to the patio and garden.
From the kitchen there is access into a utility room which leads to the garage and the rear garden.
There is also a handy WC on the ground floor.
A beautiful wooden balustrade staircase leads to the upper floor where you find the modern and spacious family bathroom.
Also upstairs are four large bedrooms, including the master with his and her wardrobes and an en-suite shower room.
Outside, the gated driveway leads to an integrated double garage.
Within the surrounding garden grounds there are mature trees and shrubs and a south facing patio.
Included in the sale is Derek’s prized summer house, a wooden shed, a Wendy house and swing set.
He added: “The bus stops right outside the house for the Academy and primary school so we’re not isolated.
“But India wanted to be in the town, closer to friends.
“If it was up to me, I’d be staying put ... but it’s not all about me!”
